The property construction site is located near the junction of Kievskaya and 8-hoBereznya streets in Obukhiv of Kyiv region in Ukraine. The land parcel amounts to 0.8ha. The land was obtained according to the lease agreement for 20 years upon construction of a multi-storey residential complex. The land plot was transferred for lease with its buildings subject to demolition and construction of residential space instead.

The advantage of the location is determined by the nearby infrastructure. The downtown is in 40mins reach by public transportation or by car. The project encompasses construction of phase 3 of two separate buildings with a height of 17meters.

Project Description:

The houses area – 2 366.3 sq.m

Living space: 24 653 sq.m (487  of appartments)

Building 1 – 6 600sq.m (120 of appartments)

Building 2 – section 1 of 7 233 sq.m of 144 apartments; section 2 – 4 480 sq.m of 96 apartments; section 3- 6 781 sq.m of 135 apartments

Integrated premises amount to 2 372sq.m

Space of working rooms (workshops) amount to 1 949 sq.m

The project may become a part of the state project on housing projects for military men and refugees from Donbass and other.

The current state of the construction project: 6 floors are erected (of section 3 from phase 1)

The construction is undergoing with a slow pace of one floor a year a month

Formworks are own, while construction equipment is leased.  

A prime cost amounts to UAH 8 000 per square meter.

The current selling price of the apartment space is at UAH 10 000 per sq.m

The future selling price is projected at UAH 12 000 per sq.m

As of present, 4 flats have been sold.

Investment needs

The inquired sum of investments is at UAH 20mln to finish the phase 1 of the project.

Lending period: 10-12 months (with a grace period of 4-5months)

The annual interest rate of up to 25% is considered acceptable, or in kind payments  

Collateral: the corporate rights for the object of construction (there is an option to discuss some additional collaterals available)

The company is open to discuss an option to finish the entire project for UAH 60mln (some over USD 2mln)

The construction company has a good of an enterprise and prior experience of objects commissioning, as phase 1 of residential building in Kyiv city had been commissioned.
